Drywall in Colorado Springs: How Climate and Soil Affect Your Walls

At over 6,000 feet, Colorado Springs homes deal with things most of the country doesn't: very dry air, clay soil that swells and shrinks, intense sun, and hail and hard freezes that let water inside. Each one affects your walls and ceilings in its own way:

Nail Pops and Seam Cracks From Dry Colorado Air

The air here gets very dry, especially in winter when the furnace is running. Wood framing keeps drying out for years after a house is built, and as it shrinks, nails and screws loosen and push out through the wall. That's why so many newer homes in Banning Lewis Ranch, Wolf Ranch, and Meridian Ranch start showing nail pops and small cracks at the seams by their second winter.

Drywall Cracks From Expansive Clay Soil

Much of Colorado Springs is built on clay soil that swells when it's wet and shrinks when it dries. As the ground moves with the seasons, the house moves a little too, and that usually shows up as thin diagonal cracks above doors and windows. In basements, it's why walls are often built with a small gap at the floor so the slab can shift without cracking anything. We hang drywall so that gap keeps doing its job, which means your walls stay crack-free for years.

Drywall Seams Showing Through Paint in Bright Sun

Colorado Springs gets around 245 sunny days a year, and the light up here is sharp. When low winter sun rakes across a wall or ceiling, it casts a shadow off every small ridge or uneven seam. We finish with that light in mind, because a seam that looks fine at noon can look terrible at 4 PM in January.

Water-Damaged Drywall From Hail Leaks and Frozen Pipes

Water damage here tends to come in two seasons. In summer, hail damages roofs and the next rainstorm leaks through onto the ceiling below. In winter, a deep freeze can split a water pipe inside an outside wall. Either way, the wet drywall needs to be removed and the area fully dried before new drywall goes up. Otherwise moisture gets trapped inside the wall and can lead to mold.

What that means for your project: we screw instead of nail, use setting compounds that handle our fast drying times, re-tape cracks instead of smearing filler over them, respect the floating-wall gap in basements, and check every finish under angled light before we call it done. None of that costs you extra. It's just how drywall should be done at this altitude.

What We Handle

Drywall Repair & Installation Services in Colorado Springs

From a single doorknob hole to a full basement hang-and-finish, here's the work we do every week around El Paso County. If your project isn't listed, call anyway. Drywall jobs rarely fit neatly in a box.

▤

Drywall Repair: Holes, Cracks & Nail Pops

Repairing a doorknob hole in a Colorado Springs home's drywall

Doorknob holes, a TV mount that tore out of the wall, furniture dents from moving day, cracks off the corners of doors, and those little round bumps along a stud line. Call it drywall repair or sheetrock repair, it's the same job, and it's most of what fills our week.

We cut damaged areas back to sound board, add solid backing so the patch can't flex, tape with paper and setting compound, feather wide, and match your texture. Nail pops get a drywall screw on either side so the board can't move again, not a dab of spackle that pops back out next February.

  • Hole in wall repair, from anchor holes to full punch-throughs
  • Drywall crack repair, re-taped at the joint so it stays closed
  • Nail pop repair with screws, then patched and textured
  • Small repairs batched into one visit to keep the price down

Ceiling Drywall Repair & Replacement

Ceiling drywall crack along a seam in a Colorado Springs two-story

Ceilings are where most handymen tap out. The work is overhead, the sheets are heavy, and a ceiling is lit by every window in the room, so it shows every flaw. It's also where our crew spends most of its time, because we regularly remove popcorn ceilings across Colorado Springs.

We fix sagging sections, seams that crack open every winter, stains from hail-season roof leaks, the ring under an upstairs bathroom, and the line where the ceiling separates from the wall in a lot of 1990s two-stories (that one's truss uplift, and it needs a different fix). Every repair gets texture-blended into the rest of the ceiling, whether it's knockdown, orange peel, or smooth.

  • Sagging and water-stained ceiling drywall cut out and replaced
  • Truss uplift cracks finished so they flex instead of tearing
  • Ceiling texture matched so the patch disappears
  • Full dust containment, furniture and floors covered

Water Damage Drywall Repair: Hail Leaks, Burst Pipes & Plumbing

Water damaged ceiling drywall cut out after a hail roof leak in Colorado Springs

Once drywall soaks through, it doesn't bounce back. The paper delaminates, the gypsum softens, and the stain bleeds through paint no matter how many coats you throw at it. In Colorado Springs, the usual causes are a roof that got hammered in a summer hailstorm, a frozen pipe in an exterior wall, a water heater or washer line in the basement, or an upstairs toilet seal.

After the source of the leak is fixed, we cut out the bad board, put a moisture meter on the framing before anything gets closed, hang new drywall, seal stains with a stain-blocking primer, and finish it to match. If we open a wall and find something for a plumber or a mold specialist, we stop and show you instead of burying it.

  • Wet drywall removed and replaced on walls and ceilings
  • Moisture readings taken before any wall is closed up
  • Stain-blocking primer on every water repair
  • Photos and an itemized scope for your insurance claim

Basement Drywall Finishing

Finishing drywall over framed foundation walls in a Colorado Springs basement

Finishing the basement is the most common way people add living space here, and it's the drywall job with the most local quirks. Most Colorado Springs basements sit on expansive soil, so the framing is usually built as floating walls with a gap at the bottom that lets the slab heave without lifting the house. The drywall has to respect that gap, or it cracks the first time the slab moves.

We hang and finish basements for homeowners acting as their own GC and for builders and remodelers. We work around your permit inspections with PPRBD, use the right board near mechanical rooms and under stairs, and finish to the same standard as the rooms upstairs. Full details are in our basement drywall guide below.

  • Basement drywall hung and finished on floating walls, done right
  • Hang-only, finish-only, or full scope, your call
  • Scheduled around your framing and insulation inspections
  • Fire-rated board under stairs and around mechanicals where needed

Drywall Installation & Hanging

New drywall installation in a Colorado Springs room addition

We install new drywall for room additions, garage conversions, bonus rooms, remodels, and new homes across Colorado Springs. Before we hang anything, we check the framing so the walls come out straight. We lay out the sheets to keep seams to a minimum, and we use fire-rated drywall wherever building code requires it.

We work directly for homeowners and as a drywall subcontractor for builders and remodelers. We put our schedule in writing and stick to it, so your painter, trim carpenter, and final inspection stay on track.

  • Hang, tape, and finish for additions, remodels, and new builds
  • Garage conversions and bonus rooms finished into real living space
  • Drywall subcontractor for local builders and remodelers
  • Finish level spelled out room by room in your quote

Drywall Taping, Mudding & Finishing

Taping and mudding drywall seams with joint compound in a Colorado Springs home

Screwing board to studs is simple. But the finishing is what decides whether your walls look custom or cheap once the paint goes on. We tape every seam, coat every fastener, feather each pass wider than the last, and sand flat between coats.

Our dry air helps and hurts here. Compound dries fast, which keeps jobs moving, but it also means thick coats shrink and crack if they're rushed. We use setting-type compounds for first coats and thin, controlled passes after that. We also take finish-only work: if you or your framer hung the board, we'll pick it up from tape.

  • Taping and mudding to Level 4 or Level 5
  • Finish-only pricing for DIY-hung drywall
  • Bad joints from a previous crew cut out and redone

Skim Coating & Smooth Wall Finishes

Skim coating textured walls to a smooth finish in Colorado Springs

Tired of heavy knockdown or the orange peel every builder sprayed in the '90s? Skim coating buries old texture under thin coats of compound, sanded flat, for the clean smooth look that's in every remodel and new listing right now.

Note of caution: smooth is the least forgiving finish, especially under Colorado light. So we build it in passes, hold a work light flat against the surface to catch shadows, and keep going until there's nothing left to find. It's the same Level 5 work we do on ceilings after scraping off popcorn texture.

  • Knockdown and orange peel skimmed to a smooth finish
  • Level 5 for rooms with big west or south windows
  • Wallpaper tear-out damage skimmed and made paint-ready
✦

Wall & Ceiling Texture Matching

A drywall repair is only as good as the texture on top of it. Even a well-done patch stands out if the texture doesn't match the rest of the wall. That's why texture matching is part of every repair we do.

Most Colorado Springs homes have knockdown or orange peel texture, and many custom homes on the west side have hand-applied textures like skip trowel or Santa Fe. Before we touch your wall, we practice on a test board until the texture matches what's already there, including how years of paint have softened it. You'll see the match before we apply it. More on each texture in our drywall texture guide.

  • Knockdown, orange peel, skip trowel, and slap brush matching
  • Hand textures recreated on custom and Southwest-style homes
  • Old patches that still show, blended in for good
◖

Bullnose & Corner Bead Repair

Rounded bullnose corners are everywhere in Colorado Springs homes built from the late '80s through the 2000s, from Briargate to Stetson Hills. They look great until a vacuum, a dog crate, or a moving dolly cracks the bead and the mud starts chipping off in chunks.

Filling a cracked corner bead never lasts, because the bead underneath is loose. We cut out the damaged section, set new matching bullnose or square bead, refinish, and blend the texture. It's a small job that makes a hallway or stairwell look years newer, and it's on almost every pre-listing punch list we see.

  • Cracked, dented, and loose bullnose bead replaced
  • Square corners converted to bullnose (or the reverse)
  • Matched to the existing radius so it doesn't look patched
▣

Garage Drywall & Fire-Rated Walls

The wall and ceiling between an attached garage and your living space is a fire separation, not just a wall. Building code calls for gypsum board on the garage side, and 5/8" Type X on the garage ceiling when there's a bedroom or living space above it. It's one of the most common items home inspectors flag here, especially after a DIY garage finish.

We hang the rated board where it's required and finish the rest of the garage only as far as you need. Most garages don't need living-room polish, and we'll tell you so, which can help you save thousands of dollars.

  • Type X fire-rated drywall installed where code requires it
  • Garage conversions finished for living space
  • Honest finish-level advice so you don't overpay
🏛

Plaster Wall Repair in Older Colorado Springs Homes

Homes in the Old North End, Patty Jewett, Old Colorado City, Ivywild, and up in Manitou Springs often have original plaster over wood lath, usually mixed with drywall patches from a few decades of remodels. Plaster fails from behind, where the keys grip the lath, so a drywall-style surface patch just pops back off.

To handle this, we re-anchor loose plaster, repair cracks with methods that tolerate movement, and make clean transitions to drywall where a section is past saving.

  • Loose and bulging plaster re-attached to the lath
  • Plaster crack repair that doesn't reopen next season
  • Seamless plaster-to-drywall transitions

Move-Out, PCS & Rental Turnover Drywall Repairs

With Fort Carson, Peterson, Schriever, and the Academy all in town, we're familiar with getting houses ready for the next family. That might be patching every anchor hole before a PCS move-out walkthrough, a punch list before listing photos, or a landlord turning a unit before the painter shows up.

We batch the whole list into as few visits as possible, work around tight report-no-later-than dates, and text photos when it's done so you're not stuck coordinating from another state. Property managers can set up standing scheduling for multiple units.

  • PCS move-out patching on a military timeline
  • Pre-listing drywall punch lists and touch-ups
  • Rental turnovers coordinated with your painter

Popcorn Ceiling Removal

This is what we're experts in, and it's the reason our ceiling finishing is as good as it is. Every popcorn removal ends with drywall repair, skim coating, and a smooth or knockdown finish under full containment.

Everything about it lives on our Colorado Springs popcorn ceiling removal page. Bundling ceilings with a wall repair list is the cheapest way to do both, since setup and containment are already done.

  • Wet-scrape removal with Colorado's asbestos testing coordinated
  • Smooth Level 5 or knockdown finish, your choice

Commercial Drywall Repair & Tenant Finish

We repair and install drywall in office suites, retail spaces, medical offices, and apartment and townhome communities around Colorado Springs. We're used to working in occupied buildings, scheduling after hours when needed, and following property manager rules. When we patch a fire-rated wall, we restore it to its original rating so it passes inspection.

We also handle tenant finish work, apartment turnovers, and repairs after other trades cut into walls. If you have several units or suites, we price them together to lower your cost per unit.

  • Tenant finish and suite repairs on your schedule
  • Apartment and townhome unit turns in batches
  • Fire-rated walls patched back to their original rating

Basement Drywall Finishing in Colorado Springs: Cost, Permits & Floating Walls

Finishing your basement is one of the most affordable ways to add living space, because the foundation, floor, and roof are already there. But basements here come with a few local challenges.

What Is a Floating Wall, and How Does Drywall Attach to It?

Clay soil can push a basement floor up over time. To protect the house, many Colorado Springs basements have floating walls. These walls hang from the ceiling and leave a small gap above the floor, so the floor can move without pushing on the wall. We attach the drywall only to the hanging part of the wall, never to the piece sitting on the floor. That way, if the floor shifts, your walls stay smooth and crack-free.

Why Basement Drywall Shouldn't Touch the Floor

We leave a small space between the bottom of the drywall and the concrete. If the floor ever rises, it has room to move without pushing the drywall up and cracking it. The gap also keeps the drywall from soaking up water if the basement ever gets wet. Your baseboard covers the gap, so you'll never see it. It's a small detail, but it's one of the main reasons our basements stay crack-free year after year.

Basement Finishing Permits in Colorado Springs (PPRBD)

Finishing a basement in Colorado Springs and most of El Paso County requires building and electrical permits through the Pikes Peak Regional Building Department. Homeowners can pull their own, and plenty of our basement clients act as their own GC. The order that matters for us: framing, electrical, plumbing, and insulation inspections pass before we hang a single sheet, because once the drywall is up, the inspector can't see inside the walls. We'll schedule around your inspection dates.

Drywall Under Basement Stairs and Around the Furnace

If you plan to use the space under your basement stairs for storage, building code requires drywall on its walls and ceiling for fire safety. Your furnace and water heater also need enough open space around them for service and safe operation. Inspectors check both, so we include them in your quote from the start. That way there are no surprises at your final inspection.

Best Type of Drywall for a Colorado Basement

Our basements tend to run dry, so you usually don't need premium mold-resistant board everywhere. Where it does earn its cost: around a basement bathroom, a laundry area, a wet bar, near the sump, or on any exterior wall with a history of moisture. Lightweight 1/2" works for most walls, and we often suggest 5/8" on basement ceilings with wide joist spacing to keep them flat.

How Long Does It Take to Drywall a Basement?

For a typical 900 to 1,400 square foot Colorado Springs basement, plan on roughly a week to ten working days from first sheet to sanded and primer-ready. Hanging goes quickly. Taping and finishing take most of the time because every coat needs to set before the next one. We will always aim to work efficiently while never compromising on quality.

What Your Walls Are Telling You

Common Drywall Problems in Colorado Springs Homes (and How to Fix Them)

Here's what we see most often, what's usually behind it, and how worried you should be.

Usually cosmetic

Nail Pops in a New Home

Nail pops are small round bumps or cracks that show up in a line along the wall or ceiling. They're very common a year or two after move-in, especially in newer neighborhoods like Wolf Ranch, Banning Lewis Ranch, Lorson Ranch, and Meridian Ranch. As the wood framing dries out, it shrinks and the nails work loose.

To fix this, we add a screw next to each pop to hold the drywall firmly in place, then patch, texture, and paint. If your builder's warranty has run out, we can usually fix every pop in the house in one visit.

Seasonal, fixable

Crack Where the Ceiling Meets the Wall (Truss Uplift)

If a crack along your upstairs ceiling opens up every winter and closes in summer, it's almost always truss uplift. In cold weather, the wood roof framing in your attic bends upward slightly and pulls the ceiling with it. It's harmless to the structure, and it's common in two-story homes in Briargate, Stetson Hills, and Rockrimmon.

Filling the crack with compound won't last, because the ceiling keeps moving. Instead, we fix the corner so it can move freely without cracking, and sometimes add trim that hides the movement completely.

Watch it

Diagonal Cracks Off Door and Window Corners

The corners of doors and windows are the weakest spots in a wall, so they're the first place to crack when the soil shifts the house slightly. Thin diagonal cracks are normal in Colorado Springs, and we repair them so they stay closed.

Some cracks are a sign of something bigger. If a crack is wider than about 1/8 inch, keeps growing, or shows up along with sticking doors or cracks in your foundation, we'll recommend having a structural engineer take a look before any drywall work. We'd rather tell you that upfront than charge you for a repair that won't hold.

Fix the source first

Water Stains on the Ceiling After a Storm

A brown ring on the ceiling after a hailstorm usually means the roof was damaged and rain found its way in. Upstairs bathrooms, older swamp coolers, and ice buildup on roofs after heavy snow are other common causes.

Once the leak is fixed, we seal the stain with a special primer so it can't bleed through new paint. If the drywall has gone soft, we replace that section. If your roof is part of a hail insurance claim, take photos of the ceiling before any repairs, since it's often covered on the same claim.

Act quickly

Wet or Bulging Drywall After a Frozen Pipe

During a hard freeze, pipes in the coldest parts of your home can freeze and burst. The usual spots are walls that face the outdoors and ceilings above the garage. Once it thaws, you may notice bubbling paint, soft drywall, or water near the baseboard.

Shut off the water and call a plumber right away. After the pipe is fixed, we remove the wet drywall, use a moisture meter to make sure the wall is completely dry, and then rebuild it. Taking the time to dry it fully is what keeps mold from growing inside the wall.

Cosmetic

Cracked or Chipped Bullnose Corners

Rounded wall corners take a lot of bumps from vacuums, kids, and furniture. Once the metal or plastic strip under the corner cracks, any filler you add will just chip off again.

For lasting results, we replace the damaged strip with a new one that matches your corner's curve, then refinish and match the texture. It's a quick, affordable fix that makes hallways look much newer.

Needs the right fix

Cracks in Basement Walls and Ceilings

Cracks at the top corners of a finished basement, or a gap opening up where the wall meets the ceiling, usually mean the floor has shifted or the drywall was attached in a way that doesn't allow for movement. Patching the crack alone won't stop it from coming back.

Before we quote, we check how your walls were built and hung so we can fix the cause, not just the crack. If the floor movement looks significant, we'll let you know and recommend getting it checked first.

Cosmetic

Drywall Patch Still Visible After Painting

A patch usually shows for one of two reasons: it wasn't blended out wide enough, so it leaves a slight bump, or the texture doesn't match the wall around it. Colorado's bright afternoon light makes both easy to spot.

We blend the repair out wider, match your texture, and if needed repaint the whole area. That way the new paint matches perfectly and the patch disappears for good.

Not sure what you've got? Call (719) 600-2752 and describe it. We can usually tell you what it is, how urgent it is, and roughly what it costs before anyone drives over.

What Pushes a Drywall Quote Up or Down

  • Texture. Orange peel and standard knockdown match quickly. Hand-applied skip trowel or a texture buried under five coats of paint takes test boards and more time to make seamless.
  • Height and access. A patch over a two-story foyer or open stairwell needs planks or scaffolding. Same repair, more setup.
  • What's behind the damage. A water stain sometimes turns out to be a bigger wet area once the wall's open. We meter it and quote what we find before going further.
  • Home age. Pre-1980 drywall may need asbestos testing on the joint compound before we disturb it, and older plaster repairs take longer than drywall.
  • Batching repairs. Combining several repairs into one visit costs much less than scheduling them separately. Before you call, it helps to walk through your home and note any dings, nail pops, or cracks you'd like fixed. We'll take care of them all at once.
  • Paint. Primer comes standard on our repairs. Finish paint is optional, and on eggshell or satin walls we'll usually recommend painting corner to corner so the sheen matches.

What Does a Drywall Contractor Charge Per Hour in Colorado Springs?

Drywall contractors and handymen who bill hourly in Colorado Springs typically charge around $45 to $85 an hour, often with a minimum trip charge. We price by the job instead, so you never have to wonder whether the clock is running. Drywall compound needs time to dry between coats, and a proper repair sometimes takes a second short visit. With a firm price, that extra time is our responsibility, not yours. You'll know the full cost before we start, and that's the amount you pay.

Bundling tip: if you're also thinking about your ceilings, doing a wall repair list during a popcorn ceiling removal project costs a fraction of a separate visit, because the containment, setup, and texture rig are already there.

Local Knowledge

Drywall Repair by Colorado Springs Neighborhood

When your home was built changes how a repair should be done. Here's what to expect.

1880s–1940s

Plaster Repair in the Old North End, Patty Jewett, Old Colorado City & Manitou Springs

Most homes here have plaster walls, which are thicker and harder than drywall. When a section needs replacing, we build up the patch in layers so it sits perfectly flush with the plaster around it. Older walls are also rarely perfectly straight, so we blend repairs to follow the wall's natural shape instead of leaving a flat spot that stands out.

1950s–1970s

Drywall Repair in Knob Hill, Palmer Park, Village Seven, Cimarron Hills & Security-Widefield

Many homes from this era used thinner drywall than what's sold today. Patching with modern board can leave a slight ridge, so we match the original thickness or build it up so the repair sits flush. These homes are also great candidates for bundling wall repairs with updating dated popcorn ceilings, since both can be done in one project.

1970s–1990s

Sheetrock Repair in Rockrimmon, Briargate, Mountain Shadows & Pine Creek

Tri-levels and two-stories here often have tall stairwell walls and ceilings at several different heights, so we bring the right ladders and planks for safe, clean work. In Mountain Shadows, many homes were rebuilt after the 2012 Waldo Canyon fire, so a 1980s home and a 2014 home can sit side by side with very different textures. We match each house individually.

2005–Today

New Construction Drywall Repair in Banning Lewis Ranch, Wolf Ranch, Meridian Ranch & Falcon

If your home is less than a year or two old, check your builder warranty first. Many builders cover drywall cracks and nail pops during the first year, and we'll gladly tell you if that's your best option. Once the warranty ends, we can fix everything in one visit, and we can bundle in finishing your basement too if you prefer.

Custom & Luxury

Level 5 Finishes & Hand Textures in Broadmoor, Cheyenne Mountain & Flying Horse

Custom homes often have curved walls, arches, and textures applied by hand, so every repair is matched to your specific home. We test the texture on a sample board first and protect high-end flooring and finishes throughout the job. It's careful, detail-focused work, and we treat it that way.

Rural & Foothills

Drywall in Black Forest, Monument, Palmer Lake & Woodland Park

Homes on acreage often mix drywall with log or timber walls, and many have tall vaulted great rooms. We cut drywall cleanly along wood edges so the transition looks intentional. We also finish shops and outbuildings into usable space, and we're happy to make the drive.

What to Expect

How Our Drywall Repair & Installation Process Works

Same process on a single patch or a full basement: a clear price, a clean house, and a finish you can't pick out once it's painted.

1

Free Drywall Estimate

Call us for a rough estimate. For bigger work we come out, look behind the damage when we need to, and give you a firm written price with the finish level and texture spelled out.

2

Room Protection & Dust Containment

Floors covered, furniture moved or wrapped, plastic hung around the work area, and HVAC returns sealed so dust can't ride your ductwork into every bedroom.

3

Drywall Patching or Hanging

Damaged areas are cut back to solid drywall and backed properly. New sheets are screwed in at the right spacing, and basement drywall is kept off the floor. On larger projects, we handle Colorado's required asbestos testing before we start.

4

Taping, Mudding & Sanding

Paper tape and setting compound on the first coat, thin feathered passes after, sanded with vacuum-connected sanders so the dust ends up in a bag instead of in the air.

5

Texture Matching, Primer & Paint

Texture matched on a test board first, then applied. Everything gets primed. Finish paint is available if you'd like the job completely done.

We walk the work with you and check it with a light held flat to the surface, then clean up and haul everything out. Your written warranty covers the repair and finish.

Why Two Quotes Can Be So Different

Drywall Finish Levels 0–5: Level 4 vs. Level 5 Explained

When two bids for the same room look wildly different, a different finish level is usually the reason. Ask every contractor which level they're quoting.

LevelWhat It Looks LikeWhere It Makes Sense
Level 0–1Bare drywall, or tape with no real coats. Seams and screws are visible.Attics, unfinished basement storage and mechanical rooms, and areas no one will see
Level 2Tape and one coat over seams and screws. Clearly unfinished.Garages that will stay garages, walls getting tile, and basement storage rooms
Level 3Two coats. Seams are hidden well enough for heavy texture to cover the rest.Rooms getting heavy knockdown, common in '90s Springs homes, or hand textures found in many west-side custom homes
Level 4Three coats, sanded smooth. Looks finished in normal light under flat paint or light texture. The standard for most Colorado Springs homes with knockdown or orange peel, including most new builds on the east side
Level 5Level 4 plus a thin coat over the entire surface. Stays flat even in harsh, low-angle light.Smooth walls and ceilings, dark or glossy paint, and rooms with big west-facing windows toward Pikes Peak, where low winter sun shows every flaw

When to choose Level 5 in Colorado Springs: ask for Level 5 if you want smooth walls with no texture, plan to use paint with any shine, or have large windows facing the mountains. Our low winter sun shines across walls at an angle and reveals small flaws that a Level 4 finish can leave behind. That's also why we use Level 5 on many smooth ceilings we finish after popcorn removal.

Making Repairs Disappear

Drywall Texture Types & Texture Matching in Colorado Springs

Matching texture is crucial to drywall repair that looks so seamless you forget there was ever a problem. Here's how we handle each texture type.

Knockdown Texture

Knockdown is the most common wall and ceiling texture in Colorado Springs. It's sprayed on, then lightly flattened with a wide knife. Our dry air makes it set quickly, so we adjust our timing to get the pattern to match your walls exactly.

Orange Peel Texture

Orange peel is a fine, bumpy texture that looks like the skin of an orange up close. It's common on walls in homes built in the '90s and 2000s. We can match it closely so the repair blends right in.

Skip Trowel (Santa Fe) Texture

Skip trowel is applied by hand, leaving flat, irregular patches with smooth gaps in between. You'll often see it in Southwest-style and custom homes on the west side. Since everyone applies it a little differently, we practice on a sample board until it matches your wall before we start.

Slap Brush & Stomp Ceiling Texture

This texture is made by pressing a brush into wet compound, creating a bold, patterned look. It's common on ceilings in homes from the '70s and '80s. It's one of the trickier textures to match by hand, but we can blend repairs so they disappear into the rest of the ceiling.

Popcorn / Acoustic Ceiling Texture

Popcorn texture was common on ceilings through the 1980s. Most homeowners today choose to remove it rather than patch it. In Colorado, it must be tested for asbestos before it's disturbed, and we coordinate that for you. Learn more about how we remove popcorn ceilings safely.

Smooth Wall Finish (Level 5)

A smooth finish has no texture at all, just a flat, clean surface. It's the look most remodels and new listings are going for. Because smooth walls show every flaw, we apply it in several thin coats and carefully check it under angled light before calling it done.

Why Spray Can Texture Doesn't Match

Store-bought spray cans spray texture in a round pattern, but the bumps are usually the wrong size for your wall. In our dry air, the texture also dries before you can flatten it evenly. The result is often a visible circle around the exact spot you wanted to hide. To solve for this, we use professional spray equipment and test the texture on a sample board until it blends in. Sometimes we'll recommend blending a wider area so the repair disappears completely.

Matching Wall Texture That's Been Painted Over

Each new coat of paint softens a wall's texture a little more. A knockdown wall that has been painted three or four times looks smoother than freshly applied knockdown. If we matched the original texture exactly, the patch would stand out. Instead, we match how your wall looks today, so the repair blends in with everything around it.

The Right Board in the Right Place

Types of Drywall We Install in Colorado Springs

Choosing the right drywall for each room saves you money and helps you pass inspection the first time. We only recommend upgraded drywall where your project actually needs it.

Most Walls

Standard 1/2" Drywall for Most Walls

This is the right choice for most walls in your home. Lightweight versions are easier to install and just as strong for everyday rooms. For a typical bedroom or living room, there's no need to pay for anything more.

Ceilings

5/8" Drywall for Ceilings

Thicker drywall is stiffer and less likely to sag over time. It's a smart choice for ceilings with wider framing or heavy attic insulation, which many Colorado Springs homeowners add to stay warm in winter.

Garages & Separation

Type X Fire-Rated Drywall for Garages

Fire-rated drywall slows the spread of fire and is required by code in certain spots, like a garage ceiling with a bedroom above it. Inspectors check for it, so we install it correctly the first time to keep your project on schedule.

Baths & Laundry

Green Board (Moisture-Resistant) for Bathrooms & Basements

Green board resists moisture and mold, making it a good fit for bathrooms, laundry rooms, wet bars, and basement areas near plumbing. Thanks to our dry climate, you need it in fewer places than in humid parts of the country, so we only use it where it makes a difference.

Tile Areas

Cement Board for Showers & Tile

Cement board goes behind tile in showers and tub surrounds. It holds up to constant water in a way green board can't. Using the right board here protects your shower from leaks and costly repairs down the road.

Shared Walls

Soundproof Drywall

Soundproof drywall reduces noise between rooms, which is helpful for home theaters, offices, townhomes, and basement apartments. Because it costs more, we'll let you know if added insulation can give you similar results for less.

Colorado Rules, Plain English

Does Drywall Contain Asbestos? Colorado Testing Rules Explained

Most people know popcorn ceilings can contain asbestos, but older drywall joint compound and wall textures can too. Asbestos was banned from these products in the late 1970s. Homes built before about 1980 are the most likely to test positive, though newer homes occasionally do as well.

Colorado has stricter rules than most states. Before removing or disturbing more than 32 square feet of drywall, texture, or joint compound, a certified inspector must test it, no matter how old your home is. This usually applies to tear-outs, large wall openings, and sanding down entire walls. Small repairs, like patching a doorknob hole, typically fall well under that limit.

How We Handle Asbestos Testing for You

If your project needs testing, we can coordinate the certified inspection and wait for the results, which usually take a few business days, before any demolition or heavy sanding begins. If anything tests positive, we bring in a licensed abatement crew first, then finish the job once the area is cleared. You won't need to manage the paperwork or another contractor. It's the same process we follow for popcorn ceiling asbestos testing.

Quick rule: small patches usually don't need testing. Larger projects that disturb more than 32 square feet need a test first, whatever your home's age. Give us a call and we'll tell you which applies to your project.

Codes & Paperwork

Do You Need a Permit for Drywall Work in Colorado Springs?

For most drywall repairs, no permit is needed. Patching holes, fixing cracks, replacing a water-damaged section with the same type of drywall, retexturing, and skim coating are all considered routine maintenance. Like painting, they don't require a permit.

Permits come from the bigger project around the drywall. The Pikes Peak Regional Building Department (PPRBD) handles permits for Colorado Springs, unincorporated El Paso County, Fountain, Monument, Manitou Springs, and several other towns. Finishing a basement needs building and electrical permits. So do room additions, garage conversions into living space, and remodels that move walls, wiring, or plumbing. In those cases the drywall rides on that permit, and the important part for you is that framing and rough-in inspections pass before the walls get closed.

Homeowners in the PPRBD area can pull their own permits for their own homes, and many of our basement clients do exactly that. Rules change and every project is a little different, so when in doubt, check with PPRBD or describe the project when you call and we'll tell you what we'd expect.

DIY Drywall Repair vs. Hiring a Drywall Contractor

Plenty of drywall work is genuinely DIY-able, and we'd rather tell you that than sell you a visit you don't need. Here's how we'd advise a neighbor.

Before You Hire Anyone

How to Choose a Drywall Contractor in Colorado Springs

Drywall is easy to get into and hard to do well, so skill levels vary a lot around town. These checks take ten minutes and save a lot of regret, whoever you hire.

Ask How They Match Your Texture

A good contractor should explain how they'll match your existing texture so the repair blends in. We test every texture on a sample board first and blend the repair wider when needed, so you can't tell where it was.

Get a Written Quote With the Finish Level

Make sure your quote lists the finish level, texture, primer, floor protection, and cleanup. That's the only way to compare bids fairly. Our written quotes spell out every detail, so the price you approve is the price you pay.

Ask How They Handle Basement Floating Walls

Many Colorado Springs basements have floating walls built to handle our shifting clay soil. Your contractor should know how to hang drywall without blocking that movement. We do this on nearly every basement we finish, so your walls stay crack-free.

Get the Warranty in Writing

A written warranty shows a contractor stands behind their work. Ours covers both the repair and the finish, and it comes with every quote. If something isn't right, we come back and fix it.

Confirm Liability Insurance and Workers' Comp

Liability insurance protects your home if something is damaged during the job. Workers' comp covers the crew if someone gets hurt, so it never becomes your problem. We send proof of both with every quote.

Check Their License With PPRBD

Colorado doesn't have a statewide contractor license. In Colorado Springs and El Paso County, licensing is handled by the Pikes Peak Regional Building Department, and contractors pulling permits, like for a basement finish, must be licensed there. You can look up any contractor at pprbd.org, and we're happy to share our license number.

Drywall Contractor vs. Handyman: Who Should You Call?

For a nail hole or a small ding on a smooth wall, a handyman or your painter can handle it just fine. A drywall specialist is the better choice when the finish matters, like textured walls, ceilings, water damage, cracks that keep returning, and basements. Drywall is all we do, so we bring the right tools and experience for your home. And if you're looking for a "drywall repairman near me" for a small job, we're happy to help with that too, with no big-crew minimum.

Why Choose Us

A Local Colorado Springs Drywall Company Since 2009

Hi, I'm Chris. I've been doing drywall and ceiling work around the Springs since 2009. Many of our customers first find us through popcorn ceiling removal, but every one of those jobs is really a drywall job. We repair what was hiding under the texture, skim it flat, and finish it so the afternoon sun can't find a flaw. After hundreds of ceilings, walls feel easy.

Upfront Drywall Quotes Based on Local Experience

After this many years in El Paso County, very little surprises us. A Village Seven ranch may have older joint compound that needs testing before sanding. A Briargate two-story usually has bullnose corners and sometimes a truss uplift crack upstairs. A Banning Lewis Ranch home often shows nail pops by year two, and a basement in Falcon is almost always built on floating walls. We quote with all of that in mind, so your price doesn't change halfway through the job.

Drywall Services for Homeowners, Military Families, Landlords & Builders

Most of our work is for homeowners. We also help military families on PCS deadlines, landlords and property managers turning over units, and local builders and remodelers who need a reliable drywall subcontractor. Everyone gets the same experience: a firm written price, the same crew from estimate to final walkthrough, and a phone that gets answered.

What Colorado Springs Customers Say

★★★★★

"We framed our basement ourselves and hired Chris's crew to hang and finish the drywall. Before they started, Chris noticed we'd nailed a few walls straight to the floor, which would have cracked the drywall once the slab moved. He showed us how to fix it, and the crew did it right before hanging. Two winters later, there's not a single crack, and the texture matches upstairs perfectly."

Dory M., Meridian Ranch
★★★★★

"We got PCS orders and were already in Virginia when I realized how many holes our kids left in the rental walls. Called Chris, sent a few photos, and his crew knocked it all out in one day, even fixed two cracked corners in the hallway. They texted me pictures when they were done so I could see everything. Property manager didn't find a thing and we got our whole deposit back. Total lifesaver."

Adam K., Fountain
★★★★★

"Hailstorm did a number on our roof, and our upstairs ceiling had a brown stain and started sagging. Chris's guys checked the whole area for moisture and found it had spread farther than the stain showed. They replaced it all and sent us photos and a detailed breakdown for our insurance adjuster, which made the claim so much easier. Super reliable, fair prices, great experience."

Colorado Springs Drywall Contractor FAQs

Is there a drywall contractor near me in Colorado Springs?

Yes! We've been doing drywall and ceiling work in Colorado Springs since 2009, covering the whole city from the Old North End to Banning Lewis Ranch, plus Fountain, Security-Widefield, Falcon, Monument, Black Forest, and Manitou Springs. Estimates are free, and if you call (719) 600-2752, we can usually give you a price range the same day.

How much does drywall repair cost in Colorado Springs?

A single doorknob-size patch with texture matching typically costs $150 to $350. A visit to fix several small repairs, like nail pops and anchor holes, usually also costs $150 to $350 total. Larger patches cost $275 to $600, ceiling repairs $300-$900+, and water damage repairs $450-$1,500+, depending on how far the water spread. You'll get a firm written price before we start. See the full breakdown in our drywall cost tables.

How much does it cost to hang and finish drywall in Colorado Springs?

New drywall typically costs $1.50 to $3.00 per square foot of wall and ceiling surface, including hanging, taping, finishing, and texture at Level 4. A smooth Level 5 finish adds about $0.50 to $1.00 per square foot. Since the drywall surface is usually about three times your floor area, a 1,000 square foot basement has roughly 3,000 square feet of drywall and commonly costs $4,500 to $8,500 for the drywall.

What does a drywall contractor charge per hour?

In Colorado Springs, hourly drywall rates usually cost ~$45-$85 per hour. That rate is often per worker, with materials and a trip minimum added on top. We price by the job instead. Your quote includes labor and materials, and it stays the same even if the repair needs a second visit for drying time or extra work to match a tricky texture. You'll know the full cost before we start.

How do I choose a good drywall contractor?

Ask how they'll match your texture, get the finish level and warranty in writing, confirm they're insured, and check their license with PPRBD. For basements, ask how they handle floating walls. We're glad to answer every one of these up front. Your written quote includes the finish level, texture, and warranty, and we send proof of insurance with it. See our full checklist for choosing a drywall contractor.

Is it cheaper to repair or replace drywall?

Repair is cheaper almost every time. Replacement makes sense when board soaked long enough to go soft or sag, damage covers most of a wall or ceiling, or a wall has been patched so many times it looks quilted. Skim coating is often a middle path that makes a rough but solid wall look new for far less than tearing it out. When it's close, we quote both.

Drywall Repairs & Common Problems

Why does my house have so many nail pops?

Colorado's dry air keeps drying out framing lumber for years after a house is built. As studs and joists shrink, nails and screws lose their grip and push out through the paint. It's especially common in homes less than five years old. We fix them by driving screws on either side to lock the board down, then patching and texturing. Pushing them back in or painting over them doesn't last.

Why is there a crack where my ceiling meets the wall upstairs?

If the crack opens in winter and closes in summer, it's almost always truss uplift. In cold weather, the wood framing in your attic bends upward slightly and pulls the ceiling with it. It's common in Colorado Springs two-stories and isn't a structural problem, just an annoying one. Filling the crack won't last, because the ceiling keeps moving. We fix the corner so it can move freely without cracking, and the crack stays gone year after year.

Are wall cracks a sign of foundation problems in Colorado Springs?

Usually not. Hairline cracks off door and window corners are common here because of our expansive soils. Get a structural engineer involved first if a crack is wider than about 1/8 inch, growing noticeably, stair-stepping through masonry, or showing up alongside sticking doors or slab cracks. We'll tell you honestly if we think that's the case before you spend money on drywall.

Can you match my knockdown or orange peel texture?

Yes, we see knockdown and orange peel in many Colorado Springs homes and we match them every day. Hand textures like skip trowel and heavily painted walls take more work, and occasionally the best result comes from blending across a whole wall instead of a single spot. If that's your situation, we'll share this at the estimate.

My ceiling stained after a hailstorm. Can I just paint over it?

Not with regular paint. Water stains bleed right through. Make sure the roof is repaired first, then the drywall needs to be checked for soft spots. Firm board gets a stain-blocking primer and refinish; soft or sagging board gets replaced. If the roof is part of a hail claim, document the ceiling damage too, since it's often covered on the same claim.

Does wet drywall need to be replaced after a burst pipe?

Drywall that got damp and dried quickly can often stay. Board that soaked, softened, sagged, or stayed wet for more than a day or two should come out, because it loses strength and can grow mold on the hidden side. We use a moisture meter instead of guessing, so you only pay to replace what's actually ruined.

Can you fix cracked bullnose corners?

Yes, and it's one of the most common small jobs we do in Colorado Springs. We cut out the cracked bead, set new bead that matches your corner radius, refinish, and blend the texture. Filling a cracked bullnose without replacing the bead just chips out again.

Do you repair drywall after plumbers, electricians, or HVAC installers?

Yes, we do this all the time. We close access holes with proper backing, match the texture, and restore fire-rated walls like the garage separation to their original rating. If the other trade is still mid-job, we can schedule right behind them.

Basements, Installation & Finishes

Do you drywall basements with floating walls?

Yes, most of the basements we finish have them. We fasten the board to the hanging studs and top plate, keep it off the slab, and never screw into the bottom plate, so the slab can move without cracking the wall. If we find board or framing that already bridges the gap, we'll point it out before we start.

How long does it take to drywall a basement?

A typical 900 to 1,400 square foot Colorado Springs basement takes about a week to ten working days from first sheet to sanded and primer-ready. Hanging usually takes one to two days; the rest is taping and finishing, which needs drying time between coats.

Can I hang my own basement drywall and hire you to finish it?

Absolutely. Finish-only is a common way homeowners save money here. A few tips: hang ceilings first, keep the walls off the slab, avoid butt joints in the middle of walls when you can, and screw every 12 inches on ceilings and 16 on walls. We'll walk your hang job before we tape and flag anything that needs fixing.

Can you skim coat my knockdown walls smooth?

Absolutely, skim coating knockdown or orange peel walls to a smooth finish typically costs $1.25 to $2.50 per square foot in Colorado Springs. Lighter textures land at the lower end, while heavy knockdown or a flawless Level 5 finish costs more. Rooms with large west- or south-facing windows benefit most from Level 5, since bright sun shows small flaws.

What drywall is required in a garage?

Code requires gypsum board on the garage side of walls separating the garage from your home, and 5/8 inch Type X on the garage ceiling when there's living space above. The rest of the garage can be finished as much or as little as you want, but most garages don't need living-room-level finishing.

Should I use 1/2 inch or 5/8 inch drywall?

1/2 inch is standard for most walls. 5/8 inch is stiffer and more fire resistant, required as Type X in certain garage and separation locations, and a smart upgrade for ceilings on 24 inch spacing or under heavy attic insulation, since it sags less over time.

Is sheetrock the same as drywall?

They are, sheetrock is a brand name that became the everyday word for it, the way people say Kleenex. Drywall, gypsum board, and wallboard all mean the same material.

Permits, Asbestos & Hiring

Do I need a permit for drywall repair in Colorado Springs?

Typically no. Patching, crack repair, like-for-like replacement, and retexturing are maintenance. Permits through the Pikes Peak Regional Building Department come into play with basement finishes, additions, garage conversions, and remodels that change walls, wiring, or plumbing. See the permit section above, and check with PPRBD if you're unsure.

Does drywall in my house contain asbestos?

In homes built before about 1980, the joint compound and some textures may contain asbestos. Newer homes generally don't. Colorado requires a certified inspection before disturbing more than 32 square feet of suspect material in a home, so for tear-outs or large sanding jobs in older homes, we coordinate testing first. Small patches usually don't trigger it.

Do drywall contractors need a license in Colorado Springs?

Colorado has no statewide contractor license, so licensing is handled locally. In Colorado Springs and most of El Paso County, that's the Pikes Peak Regional Building Department, and anyone pulling a permit for work like a basement finish must be licensed there. Whatever the job size, ask for proof of insurance and a written warranty.

Should I hire a handyman or a drywall contractor?

For a nail hole or small ding on a smooth wall, a handyman is a fine choice. For textured walls, ceilings, water damage, recurring cracks, or basements, a drywall specialist is usually worth it, because the finish is what makes a repair disappear. Drywall is all we do. We've matched Colorado Springs textures since 2009, we bring professional spray equipment and moisture meters, and every job comes with a firm price and a written warranty. We're also happy to take small jobs, so you don't have to choose between expertise and a fair price.

Is drywall damage covered by homeowners insurance?

Sudden events like a burst pipe or hail-caused roof leak are often covered. Gradual leaks, settling cracks, and everyday wear usually aren't. We document damage with photos and an itemized scope that adjusters can follow, which tends to make claims move faster.

Scheduling & What to Expect

How long does drywall repair take?

Most patch repairs are done in a single visit of a few hours. We use fast-setting compound so we can apply multiple coats the same day. Larger repairs, ceilings, and jobs that include paint may need a short second visit. Colorado's dry air helps compound dry quickly, but we never rush or skip coats, because that's what makes a repair last. Either way, your price stays the same.

Will drywall work make a mess in my house?

Not with us. We cover floors, hang plastic around the work area, seal HVAC returns, and sand with vacuum-connected sanders that catch dust at the wall. It's the same Zero Mess Guarantee we use on popcorn ceiling removal, which is a much messier job.

Do you paint after the drywall repair?

Every repair is left primed and paint-ready, but we can do finish paint if you'd like. On eggshell or satin walls, a touch-up spot often shows because the sheen differs from aged paint, so we'll usually recommend painting the full wall. Flat ceilings typically touch up cleanly.

Can you handle PCS move-out repairs on a tight timeline?

We sure can. We work with military families around Fort Carson, Peterson, Schriever, and the Academy regularly. Send us a list or photos, and we'll batch everything into as few visits as possible and send photos when it's done, which helps if you've already left town.

Do you take small drywall jobs?

Yes we do. The best value is batching your repairs: we walk the house, list every ding, pop, and crack, and we'll knock them all out in one visit.

Do you work with landlords and property managers?

Regularly. We handle turnover punch lists, coordinate with your painter, communicate by text and photo, and can set up standing scheduling for multiple properties around Colorado Springs and Fountain.
